Do I need a rent agreement?

Yes. A registered rent agreement protects both parties. For tenancies under 11 months, a notarised agreement (₹500 stamp paper) is common in Hyderabad. For longer periods, register it at the sub-registrar's office.

What documents should I collect from tenants?

Aadhaar card, PAN card or passport, 3 months' salary slips or bank statements, current address proof, and two passport photos. For company employees, an employment letter is also helpful.

How much deposit can I ask for?

In Hyderabad, 2–3 months' rent as security deposit is standard. More than 3 months is generally considered excessive and may discourage good tenants.

How do I handle deposit refunds?

Return the deposit within 30 days of vacating (after deducting any legitimate damages). Always do a joint walkthrough and photograph any damages before the tenant leaves.

Is annual rent increase allowed?

Yes, typically 5–10% per year. This must be specified clearly in the rental agreement. Give tenants at least 30 days' notice before implementing any increase.
